The boarding-house where Gunther lives
Former three-story manor, refurbished into private apartments to be rented out to a collection of students who can afford them. The rental spaces are not especially large but are private with lockable doors a couple of small rooms, and the building is well-maintained. Eight spaces for rent, with a couple of rooms for the proprietor and caretakers. Aside from one obligatory “that guy” who seems to come and go at odd hours and can't seem to do it quietly, the accommodations are restful and pleasant.
There's an ordinary but well-equipped and maintained kitchen space that renters can “subscribe” to meals from, and visitors can buy meals if there is any surplus.
A small garden in the back grows a variety of culinary herbs and ornamental plants.
